Hi can anyone please help me.
I approached my neighbours a few days ago and asked if they would be willing to sell me the end of their garden which is around 25 x 30 feet still leaving them with 100' they jumped at the chance as it is only a dumoping ground for them at that end. The problem now is I dont have any idea how to go about making an offer and moving it forward, I have a price that I am willing to pay but I dont know if I would be paying to much or taking the mickey by offering to little. Price I am happy with is between £1,000 and £2,500 then all the fees for both solicitors on top. I have asked a few companies to offer me help that deal with this but ther all want £200 to just price the land. Can anyone help (based in Ipswich if you know a good company) Cheers Powerscape |

Value depends on:
Uses allowed/not allowed by planning permission/terms of sale location access size/shape any other restrictive covenants on the land any other peculiarities relating to the land market conditions That's what you're paying a professional valuer/surveyor for - expertise to know all of the above - and by using someone properly qualified, they have professional liability insurance if they get it wrong, as well as codes of conduct.
